There is a stark difference between finding any old house - and finding the house of your dreams.
Whilst we all want to love somewhere nice, the hous eof your dreams is a special situation. It’s your perfect house - the one you can imagine living the rest of your life in.
But these houses don’t come along very often. For some people they never come along at all, and for others they simply can’t afford the house that they want.
So in order to stand a chance of not only finding, but also funding, the house of your dreams, considerable preparation is needed.
The first thing to do is to consider financing. The major purchase like this will likely require major funds so consider what is available to you, and how to increase that amount.
For example, can you take an extra job to increase the deposit you can save? Or could you plan to pay off as many outstanding debts (loans, credit cards etc.) as possible to give you more borrowing power when the time comes?
Experts on personal credit can also recommend action plans that will help boost your credit, thus increasing the amount a bank is willing to lend to you, or reducing the rate at which you have to pay it back.
It can even be worth speaking to close friends and family. There have been occasions in the past where groups have joined together to buy a property much larger than each would be able to afford on their own.
One example would be the family who bought a castle in Scotland, then divided it up so everyone had plenty of space, and they all got the family home of their dreams as a result.
Once you have considered this, it is a matter of drawing up a list of exactly what your dream house will have. Consider the options available to you and consider leafing through some property magazines or estate agents windows to give you further inspiration.
Try to collect photographs as well as ideas and draw up a list of “must haves” and a list on non-eddentials that would be nice (swimming pool, double garage etc.).
Be as specific as possible and get to the point that at the end of all your research you can visualize the home in your minds eye - you know the size, location, number of bedrooms, decor, garden and everything else.
From here you are finally in a position to actually start speaking to estate agents.
Don’t worry though - all your preparation will make for a far more efficient search and gives you a far greater chance of success. After all, when an estate agent knows exactly what you are looking for they are able to far more accurately pick out the houses that will suit you best.
Oh, and one final tip - contact as many estate agents as possible to give you the best possible coverage.
